Our Pet Policies

At Orange Door Properties, we understand the importance of pets in our residents' lives and strive to create a welcoming environment for pet owners while maintaining the quality and standards of our properties. Here’s what you need to know about our updated pet policy:

We charge a one-time, non-refundable per pet fee of $250 due at move-in.  

This fee does not cover any damages caused by the pet during the tenancy. 

All pets are subject to a ninety-day probation period. The landlord reserves the right to revoke pet approval if any problems arise during this time.

To ensure a seamless integration of pets into our community, all applicants and current tenants with pets are now required to provide a comprehensive pet profile through PetScreening.com. This step is crucial for assessing pet and animal accommodation requests effectively, including service dogs and ESAs.

The pet profile will help us understand your pet better and assist in making our community a better place for everyone—pets included.

We allow domesticated pets with prior approval from the landlord. This includes dogs, cats, and other small animals that are typically kept in a household setting.

For the safety and comfort of all our residents, certain dog breeds with a history of aggressive behavior are restricted, unless the tenant can provide evidence to the landlord's satisfaction that their pet does not pose a danger. Restricted breeds could include, but are not limited to, Pit Bulls, Rottweilers, German Shepherds, and Doberman Pinschers.

Residents are responsible for their pets’ behavior. Pets must be controlled and not cause disturbances.

Immediate cleanup and proper disposal of pet waste are mandatory.

All pets must be licensed as per local regulations, and their vaccinations must be kept up to date.

No more than three pets are allowed in any residence.

Pets must not be left unattended in a manner that causes disturbances to neighbors or damage to the property.

The resident must immediately address any complaints related to their pet’s behavior.

We believe that clear communication, mutual respect, and understanding are key to a successful pet policy. Residents are encouraged to contact us directly with any questions or concerns regarding our pet policy.
